This project involved a comprehensive renovation of a vacant three-story walk-up building in Greenpoint, Brooklyn. On the exterior, the facade was cleaned and a custom steel-and-glass door was installed leading into the lobby. Original millwork in the lobby was preserved and enhanced with an optical tile pattern on the floor and a complementary gray-and-white paint scheme. Inside each unit, antiquated railroad-style layouts were modified into three-bedroom floor plans featuring two full bathrooms. A long hallway connecting the bedrooms was illuminated with cove lighting, simulating a wash of daylight. In the bathrooms, drop-in soaking tubs and contemporary Duravit fixtures are reflected off large-format glossy wall tile and black penny tile. Additionally, the mechanical system was replaced with ductless mini splits.
